A builders cleaning quote is only as accurate as the information behind it. Send “final clean, three townhouses, ASAP” and you will get a guess, a wide price range or a request for a site visit before anyone can commit. Send the plans, the stages and the dates, and the quote can be firm, comparable and on time.

This guide sets out what to include, why it matters, and how to put it into a quote request.

What changes the price of a builders clean

  • Size and layout. Floor area, levels, bedrooms and bathrooms, and how much joinery there is, because cupboards and drawers are cleaned inside and out.
  • Glass. Windows, sliding doors and shower screens take time. Anything out of reach changes how it is done, and work at heights is not part of a builders clean.
  • Condition. Heavy dust, stickers, protective film and light residue on fittings and glass all add time.
  • Stages. A rough clean, a final clean and a touch-up are separate visits with separate prices.
  • Access. Parking, lifts, loading areas and site hours affect how much time goes into getting to the work.
  • Units. How many there are, and whether they finish together or at different times.

The information to send

The project

  • The type of project: new home, townhouse or unit development, renovation or fit-out
  • The number of homes or units, and their size (bedrooms, bathrooms, levels)
  • Any areas beyond the homes themselves: garages, balconies, common areas, outside areas

Plans and documents

Plans are the quickest way to an accurate price. Useful documents include:

  • floor plans or the architectural set
  • a finishes or window schedule, if you have one
  • a unit schedule showing the order units will be ready
  • the programme, or at least its key dates
  • recent photos of the site as it is now

The stages and dates

  • Which stages you need: rough clean, final clean, touch-up before handover
  • When each is expected, working back from the handover date
  • The last trade’s finish date and the inspection or walk-through date
  • How firm the dates are, and whether the programme may move

Our guide to common scheduling mistakes before handover helps you set dates that hold. For larger projects, see coordinating cleaning across multiple apartments.

Site access and rules

  • Parking, loading arrangements and lift access in apartment buildings
  • Site hours, sign-in, and who lets the team in
  • Induction requirements, including whether workers need a construction induction card (the “white card” WorkSafe Victoria issues after construction induction training)
  • PPE required on site
  • Whether power and water will be connected

What a builders clean will not cover

Say early if you need any of these, so they can be planned with the right trade:

  • rubbish and building waste removal
  • paint, render or cement removal beyond light residue
  • work at heights, such as high windows or voids that need scaffolds, harnesses or elevated platforms

Comparing quotes fairly

  1. Give every cleaner the same information and documents.
  2. Check whether each quote is per stage, per unit or a single sum, and what each stage includes.
  3. Ask how changes on site are priced and approved before they are done.
  4. Get the prices confirmed in writing before work starts.

Check the company’s labour hire position before you accept. Victoria’s Labour Hire Authority lists construction sites among the commercial premises where companies that supply workers to clean are labour hire providers that must hold a licence, and says businesses must only engage licensed providers. Whether a particular business needs one depends on how it is set up, and the definition changed from 1 October 2026, so search the authority’s Labour Hire Licence Register or ask the authority if you are unsure. Our guide to choosing a commercial cleaning company covers the other checks. This is general information, not legal advice.

What happens with our quotes

Our builders cleaning is quoted per stage or per unit after we see the plans or the site. We read your request and any files you attach, then call or email with questions or arrange a walk-through. You receive the prices in writing before any work is booked, and changes on site are only booked after you approve them. Send your project through the builders quote request.
