End of lease quotes can look very different for the same home. Usually that is not because one company is far cheaper — it is because each quote covers a different job. These questions make quotes comparable, and they help you avoid surprises on the day.

About what is included

1. Is the oven included, and how thoroughly?

Ovens take time. Ask whether the price covers racks, trays, door glass and the inside walls, or only a wipe of the outside.

2. Are the inside of cupboards, wardrobes and drawers included?

Inspections look inside. A quote that only covers outside surfaces is not the same job.

3. What about windows, sills and tracks?

Interior windows within reach are standard for many cleaners; exterior windows, high windows and anything needing ladders often are not.

4. Are carpets included or priced separately?

Many companies price carpet steam cleaning per room as an extra. Check the per-room price and how open-plan areas are counted. Whether you need it at all depends on your agreement and the carpet’s condition — see carpet cleaning when moving out in Victoria.

About the price

5. What could change the price on the day?

Ask what the quote assumes about the condition of the property, parking and access. A clear quote lists these, so the final amount matches what you agreed.

6. Is GST included?

A price “plus GST” is 10% higher than it looks. Compare like with like.

About the day

7. Does the property need to be empty?

Furniture and boxes get in the way of floors, skirting boards and cupboards. Many end of lease cleans are priced for an empty home.

8. How will the cleaner get in, and how are access details handled?

If you will not be there, agree how keys or lock-box details are passed on. Entry details should be shared privately and kept out of group messages and emails where possible.

9. How long will it take, and when will it be finished?

You need to know when you can hand back the keys, and whether carpets will need drying time before the inspection.

About afterwards

10. What happens if the agent raises a cleaning item after the inspection?

Ask how quickly you need to tell them, what they need from you (the agent’s notes or photos usually help), and whether a return visit for the areas concerned is part of the price.

How we answer these

For our end of lease cleaning: the kitchen including the oven, cupboards and drawers inside and out, bathrooms, bedrooms and living areas including built-in wardrobes, interior windows and tracks within reach, the laundry and all floors are included, for an empty property. Carpets, the fridge, wall washing, the garage and exterior windows are extras you choose. Our online prices are shown before GST and the calculator adds the 10% GST line, and if the property turns out to be very different from the details entered, we talk to you before doing any extra work. Access details are kept in a restricted part of our system and never sent by email. If the agent asks for an area to be redone, tell us straight away so we can arrange it.

You can see every line, plus GST, in the instant quote calculator — for example $379 + GST for a two-bedroom apartment in normal condition. For what drives the price, read how much end of lease cleaning costs.
