Most people want one number. The honest answer is that an end of lease clean is priced from a few facts about your home — and once you know them, you can work out the cost in under a minute.

The examples first

These come straight from our online calculator. They are before GST (10% GST is added on your quote and invoice) and assume an empty property in normal condition:

PropertyPrice (plus GST)
1-bedroom apartment, 1 bathroom$319 + GST
2-bedroom apartment, 1 bathroom$379 + GST
3-bedroom house, 2 bathrooms$579 + GST

Homes with four or more bedrooms, or six or more bathrooms, are quoted individually because the work varies too much for a fixed table.

What changes the price

Bedrooms and bathrooms

These are the biggest factors. Each bedroom adds built-in wardrobes, windows, skirting and floor area; each bathroom adds a shower, toilet, vanity and tiles, which take more time per square metre than any other room.

Apartment, house or studio

A house usually has more windows, more hallways and often a laundry and garage to account for, so the same number of bedrooms costs a little more as a house than as an apartment.

Condition

Prices assume normal wear from everyday living. Heavy grease, built-up soap scum, pet hair throughout or a property that has not been cleaned for a long time need more time. The calculator has a condition setting so the price reflects the work. If the property turns out to be very different from the details entered, we talk to you before doing any extra work.

Extras

Some things are not part of every property, so they are added only if you need them:

  • Carpet steam cleaning, priced per room — $79 + GST for one room or $229 + GST for three
  • Fridge clean
  • Wall washing and scuff marks, per room
  • Garage sweep and mop
  • Exterior windows within reach (houses)
  • Sofa, chair and mattress steam cleaning

Parking

If the only parking near the property is metered or paid, the calculator adds a parking line so it is visible before you book.

What should be included in the price

A quote is only comparable if you know what it covers. Ours includes the kitchen (oven, cooktop, cupboards inside and out), bathrooms and toilets, bedrooms and living areas including built-in wardrobes, skirting boards, doors, switches and power points, interior windows and tracks within reach, the laundry, and all floors. The full list is on our end of lease cleaning page.

When you compare quotes, check for the things that are often excluded or charged separately: ovens, inside cupboards, window tracks and carpets. Our guide to questions to ask before booking has a short list.

What a standard price does not include

  • Mould remediation or anything needing a specialist
  • Work above two metres that needs ladders or harnesses
  • Removing rubbish, furniture or belongings
  • Repairs, painting or patching walls

If any of these apply, mention them when you ask for a quote so there are no surprises.

Getting an exact figure

The instant quote calculator asks for the property type, bedrooms, bathrooms, condition, parking and any extras, and shows every line, plus GST, before you send anything. If your home does not fit the boxes — a large house, unusual layout or heavy condition — send the details with the booking form and we reply with a price.

Before booking, the end of lease cleaning checklist is worth a read: it covers the timing and access steps that affect how the day goes.
