Both services clean the same rooms, so it is easy to assume they are the same job at a different price. They are not. A regular clean keeps a lived-in home in good shape; an end of lease clean resets an empty home to the condition it was in when the tenancy started.
The short answer
| Regular house clean | End of lease clean | |
|---|---|---|
| Purpose | Keep the home tidy and hygienic | Return the property for the exit inspection |
| Property | Furnished and lived in | Empty |
| Inside cupboards and wardrobes | Not usually | Yes |
| Oven | Usually an extra | Included |
| Window tracks, skirting, switches | Light touch | Every one |
| Time | Shorter, repeated | One long visit |
What a regular clean focuses on
A regular clean looks after the surfaces you use every day: kitchen benches, the sink and cooktop, bathrooms and toilets, dusting reachable surfaces and the floors. Things like the inside of the oven or fridge, and interior windows, are extras you add when you want them. It works around your furniture and belongings, and because it repeats weekly or fortnightly, dirt never has long to build up.
What an end of lease clean adds
An end of lease clean assumes the home is empty and that every surface will be looked at against the entry condition report. So it goes further:
- Inside everything: cupboards, drawers, wardrobes and the pantry.
- The oven and cooktop in full, including racks, trays and door glass.
- Details that only show when a room is empty: skirting boards, door frames, switches, power points, window sills and tracks.
- Bathrooms to the grout: soap scum on screens and tiles, and the base of the toilet.
- The laundry, including the space behind where the machines stood.
Carpets, the fridge, walls and the garage are added only when they need it.
Why the time and price differ
An end of lease clean takes longer because it covers more surfaces and has to deal with build-up from the whole tenancy, not just the past week or two. For a sense of scale, our calculator prices a two-bedroom apartment end of lease clean at $379 + GST, while a regular clean of a one-bedroom apartment starts at $319 + GST, both. How much end of lease cleaning costs explains the factors.
